Last year, according to the St. Thomas Multiple Listing Service, homes on St. Thomas sold for 15% more than they did the year before. The average sale price in 2024 was $674,731. In 2025 the average sale price was $779,764.
How long it took to sell properties stayed relatively stable. In 2024 properties averaged 211 days on the market. In 2025 they sat for 229 on average.
As for finding a home in the $700K to $900 range last year – the relative average sale price – it wasn’t easy. Inventory was frustratingly low. In the $900K to $949 range, sales dropped by 16% and in the $800K to $849 sales range there was a 33% drop off in sales numbers.
But when it comes to luxury homes on St. Thomas, a lot was moving. The luxury market on St. Thomas saw a dramatic increase in sales. Eight homes sold for $2.5-million and above in 2025, compared to just three homes the previous year. That’s a 166% increase.
There was a 100% increase in homes which sold between $2-million and $2.499 – from three in 2024 to six in 2025.
As sales prices edge into the $1-million range, the number of sales is still strong. The number of homes which sold between $1.5 and $1.99-million increased by 31%: 13 in 2024 and 17 in 2025. Sales between $1-million and $1.499 went up by 42% from 19 to 27.
This demand for luxury homes has no doubt fueled a rise in luxury home prices on St. Thomas. Let’s take a look at sales prices the last two years, ending in January of 2026 and compare that to list prices today.
Over the two-year period between January 2024 and January 2026, the two highest priced home sales on St. Thomas were $5.2 and $5-million. During that same period, one home sold with a “4” in front of it, four homes sold in the $3-million range and five homes sold in the $2-million range.
Currently, there are 102 homes for sale on St. Thomas – and more than half of them are luxury homes. And in that category you have one home listing for an astounding $14-million, followed by a $9-million home, then three homes priced in the $6-million range, two in the $5-million range, two listing as $4-million+ and eight homes listing in the $3-million range.
Twenty nine homes are between $1-million and $1.99 and 11 homes are priced in the $2-million range.
Having worked in St. Thomas real estate for nearly 20 years, the number of super luxury St. Thomas homes currently for sale is, frankly, astounding. These $5 and $6-million listings are making the lower priced luxury homes, some of which have sat on the market for more than a year, look like bargains. And, perhaps they are!
