I just closed on a $3.45 million home in Hull Bay, St. Thomas, and when I asked the Buyer how he found me, he said…AI. He said he did a search on the agent in St. Thomas with “the best local knowledge and the best agent to work with on remote sales.” Because a remote search was how he intended to make a purchase.
AI is a mystery – but I’m delighted it motored me to the top of this particular search, and consequently, my Buyer is very happy. We worked together extremely well, and effectively.
Pool meets ocean
After a great deal of telephone conversations – often in the evenings when he was free of business obligations – we narrowed down the best choice for his family’s budget and goals. Then we spent considerable time determining what the best offer should be. And that means coming up with an offer that attempts to avoid haggling (and the potential “insult”) while also working to assure my Buyer that he’s not paying over market value – perhaps even getting a deal.
In this case, our initial offer was accepted out of the gate, and an appraisal confirmed that he wasn’t overpaying.
Where better place to get creative?!
While I avoid telling my Buyers what their offers should be, I do work to ensure that they have recent comparable numbers on sales and list prices, and if I feel their offer is excessively high or unreasonably low, I will suggest another look at pricing options.
By the way – I always discourage buyers from purchasing sight-unseen. While this Buyer made the offer before setting foot on the property, he and his wife did visit the property within the inspection period, which allowed them an out if it didn’t measure up. But to get him to the table, I drove the neighborhood doing a live FaceTime video, as well as a live walk through, in and around the target property. That sufficed to generate the enthusiasm to make an offer.
